At WestCliff Developments, we are pleased to introduce our proposal for 608 Broadway Avenue in Saskatoon.

 

This site has remained vacant for several years and has been the subject of ongoing discussion regarding potential redevelopment opportunities. We are excited to move forward with a rezoning application for a multi-unit residential development at the prominent 5 Corners intersection on Broadway Avenue.

Proposed Rezoning 

The property is currently designated for development under the B5B – Broadway Commercial District zoning, which permits medium- to high-density mixed-use and multi-unit residential development. Currently, the site is approved for a mixed-use tower of up to 17 storeys. Westcliff Developments is proposing a development that would not exceed this currently approved height.

As part of this process, Westcliff Developments has applied to remove the existing Zoning Agreement and rezone the property to B5B – Broadway Commercial District. The application also proposes applying the AC2 – B5B Broadway Architectural Control Overlay District to the site.​

No specific development proposal was associated with our rezoning application. Instead, the application is intended to establish a zoning framework that would allow future development of the property in accordance with the regulations of the B5B Zone.

Any future development would be subject to the requirements of the City of Saskatoon's Zoning Bylaw, including regulations related to permitted land uses, building height and massing, setbacks, site access, parking, loading areas, and urban design considerations. Properties within the B5B District are also subject to the Broadway Commercial Corridor design guidelines, which help ensure that new development contributes positively to the character and pedestrian-oriented nature of the Broadway area.
